How Long Does a Custom Home Build Actually Take?

A realistic stage-by-stage timeline for an Arkansas custom home, plus the three things that cause most delays.

A realistic overall range

Most custom homes in Arkansas run roughly seven to eleven months from groundbreaking to walkthrough. Larger or highly detailed homes run longer, and permitting timelines vary by jurisdiction.

That clock starts at groundbreaking. Plan development, engineering and permitting happen before it and can add one to three months on their own.

Stage by stage

Site work and foundation: two to five weeks, heavily weather dependent.

Framing and dry-in: four to eight weeks. Getting weather-tight quickly protects everything that follows.

Rough-in for mechanical, electrical and plumbing plus inspections: three to five weeks.

Insulation, drywall and interior finish: eight to sixteen weeks, the longest single stretch.

Punch list and final inspections: one to three weeks.

What actually causes delays

Late selections. Cabinets, tile, windows and fixtures have lead times. Decisions made during framing keep the schedule intact; decisions made during drywall stop it.

Mid-build changes. Moving a wall after rough-in touches framing, electrical, plumbing and inspection all at once.

Weather and inspection scheduling, which no builder controls but a good one plans around.
